SERVICES OFFERED:
  • Pre-listing Inspections
    Individuals or sellers have their property inspected prior to listing it. The inspection report will reveal deficiencies (if any) in the property. Seller may then choose to have deficiencies corrected & make the property more marketable.
  • Home Buyers Inspections
    (Pre-lived & Newly Built) Have home inspected and know the condition of the property & if there are deficiencies (major), negotiate to have corrected before final purchase or signing.
  • Home Owners Inspections
    For this type of inspection, it's recommended to have it every 3 to 5 years. It helps prevent unexpected & sometimes costly repairs. Stay safe and be informed about your property.
  • Construction Inspections (Highly Recommended)
    With this type of inspection, your property gets inspected while under construction. We will visit the site approximately 6 times. The site visit inspections will be at several different stages. a) Foundation, b) Framing, c) Exterior, d) Roofing, e) Trades (plumbing, electrical etc.), f) Insulation & Drywall.

In brief, these types of inspections can be very advantageous to you, the buyer. It alerts all parties involved in the construction (the builder, contractor, subcontractors, site supervisor, foreman & workers) that there is an experience unbiased, objective set of eyes that are working directly for you. Seeking to find any visual deficiencies and accurately reporting them to you.

tandard Home Inspections are Visual Examination of the structure and operating components of a home.
Below are some of the items included:

PLUMBING:

  • Check the entire plumbing system for leaks in the kitchen drain and water piping.
  • Check all plumbing fixtures (toilets, shower, sinks, etc.) for proper drainage, leaks and operation.
  • Check gas piping that serves home equipment and appliances.
  • Check hot water system for leaks and operation.
HEATING:
  • Check heating equipment (furnace, boiler, baseboard, etc.)
  • Inspect safety controls
  • Inspect the condition of ducts, grilles and filters.
  • Check for proper operation of thermostat.
ROOFING:
  • Describe type of roofing and material used.
  • Check general condition of the roofing system.
  • Check for leaks
ELECTRICAL:
  • Check receptacles, lighting, fixtures and switches.
  • Inspect the condition of the main electrical panel and any other distribution panel. Inspect the amperage and the voltage of the electrical system.
  • Check for any unsafe and non-compliant conditions.
AIR CONDITION SYSTEM:
  • Check the condition of the equipment.
  • Check the operation of the cooling system.
  • Check the condensate drain, insulation and refrigeration tubing.
  • Check the condition and operation of the thermostat.
EXTERIOR:
  • Check the outer structure of the house to include steps, decks, balconies, chimneys, driveways, sidewalks, and foundation walls.
INTERIOR:
  • Check the operation of interior doors, windows, stars, and railings.
  • Check the flooring in every room.
